The purpose of asking these interviewing questions is to ensure you are truly hiring a qualified short sale specialist. Anyone can add the word specialist to the end of their name and the struggling homeowner has no real way to know just what they are specialist of. Because short selling is a complicated process only a few are truly qualified. Here are a few key questions you should ask:
- How long have you been doing short sales? ( you should look for specialists who have been doing short sales successfully for at least 2 years).
- How many short sales have you successfully closed in the last 2 years? (What you should look for is that they have closed at least 24 short sales per year so that’s a total of 48. They should be able to provide a MLS printout. If they can’t keep looking or call me)
- If I hire you what kind of cash guarantee will you provide me in case you can’t successfully short sale my house? ( Again, the true specialist isn’t afraid to put their money where their mouth is.
